About the Job:
This position is a full-time leadership and supervisory role that involves managing Project Managers and coordinating project teams, as well as providing mentorship to Superintendents, Assistant Project Managers and Project Managers as well as assisting in developing entry-level project management employees. As a Senior Project Manager, you will be involved in all phases of construction using processes and protocols that adhere to our company’s standards and expectations. The Senior Project Manager reports to the Operations Director and works as a supporting role for the office and field teams.
Responsibilities:
• Oversee initial project organization, scheduling, implementation, and closeout of projects.
• Lead and participate in project planning meetings. Work with the team to develop the project’s scope of work and specifications, and prepares the project budget, timeline, and construction schedule.
• Establish client and vendor deadlines as determined by the scope of work to ensure client satisfaction with timeliness, accuracy, and communication.
• Prepare and distribute bid packages. Review and evaluate bids and proposals from suppliers, vendors, and subcontractors. Develop, negotiate, and approve contracts for selected contractors, subcontractors, and other service providers needed to complete the project work in conjunction with Site Superintendents and PMs.
• Review and recommend change orders or amendments to the specifications, blueprints, and plans when appropriate, and ensure related documents and budgets are amended as needed to reflect changes to the project specifications.
• Oversee compliance with the Company’s safety standards and applicable codes and other legal and regulatory requirements by staying informed about relevant codes and ordinances and permit requirements, and by preparing and submitting required documentation and other information to appropriate agencies.
• Communicate with senior management to provide regularly scheduled updates on the status of projects, address concerns, and plan specific actions as needed to ensure the on-time and on-budget completion of the projects. Formulate reports regarding such areas as work progress, costs, and scheduling.
• Communicate efficiently and effectively with the project team on status of project(s) and advise of any issues or needs that arise on the job site to all parties including but not limited to architects, engineers, suppliers, subcontractor crews, government agencies, inspectors, management, etc.
• Monitor Superintendent to ensure all documents, progress and completion photos and cost trackers are timely and accurate.
• Conduct regular project site inspections to evaluate progress and support project assigned team members to address and resolve issues and problems. Recommend, approve, and implement modifications to the project plans, schedule, staffing, or budget as needed.
• Schedule and lead weekly project team and client meetings, schedule reviews, and other necessary meetings required to effectively complete the project. Develop and follow a comprehensive quality control plan throughout the life of the project to ensure project is on time and that all parties are satisfied with the end product.
• Perform a final walk through with clients, develop a punch list and work with superintendent to schedule and monitor completion of any and all remaining items and to ensure complete customer satisfaction.
Additional Requirements
Individual must be able to perform job duties safely and productively for a minimum of 8 hours per day. All safety rules and regulations; including the use and wearing of all required personal protective equipment and clothing, and safe lifting techniques, must be followed.
Role Qualifications:
5 years of experience managing high-end residential construction projects.
Experience in leadership development, coaching, mentoring and talent acquisition.
Excellent communication, collaboration, teamwork and strategic thinking skills.
Proactive thinking, keen attention to detail, and deadline/goal-oriented
Experience with project management software
Bachelor's degree in business or construction management preferred but not required.
